Pool Resurfacing Cost: How to Tell the Surface Is Done

By The America's Home Savings Team · Updated 2026-07-30

Inground swimming pool with tiled waterline and a brick surround in a landscaped backyard

A pool's interior finish is a wear surface with a service life, and resurfacing is a scheduled expense rather than a surprise. Resurface swimming pool cost is driven by interior surface area, by the finish product you pick and by how much of the old surface has to be chipped out before anything new goes on.

The trap is not the price. It is the timing. Owners tend to resurface either years too early, on the word of somebody who noticed a stain, or years too late, after the surface has been letting water and chemistry into the shell for a long while.

What resurfacing actually is

The interior finish is not the structure. On a gunite or concrete pool the shell is the structure, and the plaster or aggregate layer over it is the waterproofing and the surface you touch.

That layer wears. Water chemistry, brushing, sunlight and simple age all take material off it, and eventually it stops doing its job. Resurfacing removes what is left and puts a new layer on.

A vinyl-liner pool is a different animal. The liner is the waterproofing, and when it fails the answer is a liner replacement rather than a resurface. A fiberglass shell has its own gelcoat repair and refinishing path, again on a different schedule and at a different price.

How to tell the surface is done

Appearance is the least reliable signal, because a stained surface can be structurally fine and a smooth-looking one can be spent. Five signs together tell the real story.

Roughness that scrapes feet and swimsuits, where the finish has eroded back and lost its smooth face. Exposed aggregate showing through a plaster surface in broad patches rather than one spot. Hollow-sounding areas that spread over a season, which is the finish separating from the shell underneath.

Staining that comes back within days of a treatment, rather than staying gone. And a chemical demand that keeps climbing with no other explanation, because a degraded surface interacts with the water differently than a sound one.

One chip at a step edge and a couple of stubborn stains are maintenance. That list appearing together is a surface at the end of its life.

What a resurfacing quote has to contain

Four things, in writing, or the quote cannot be compared to another one.

The measured interior surface area, so you know what is being priced. The finish product by name, whether that is standard plaster, a pigmented plaster, an exposed aggregate or a polished aggregate, because these sit at very different points on both price and lifespan.

Whether the old surface is being chipped out completely or coated over. This is the single biggest swing in the number, and it is also the item most likely to differ between two bids that otherwise look alike.

And what else is included at the waterline: tile replacement, main drain covers, light niche work, returns and any coping repair. Those items are cheap while the pool is empty and expensive when it is full.

Coating over versus chipping out

A new finish can sometimes go over a sound existing one, and where the old surface is genuinely well attached that is a legitimate saving.

Where it is not, coating over a delaminating layer produces a new surface that fails on the same schedule as the one underneath it. The test is straightforward: a contractor sounds the surface across the whole shell, listening for hollow areas, and the results should be shown to you rather than described.

Ask for that. A contractor who has done the sounding test can walk you around the pool and point at the areas. One who has not will talk about the product instead.

Things that are only cheap while the water is out

Draining a pool has a cost of its own, in water, in time and in the risk of leaving a shell empty. So the sensible approach is to do everything that requires an empty pool in one visit.

Waterline tile, which is usually failing by the time the plaster is. Main drain covers, which have a replacement schedule tied to safety standards. Light housings, returns, skimmer throats and any structural crack repair. Coping and the first course of deck if the mortar has let go.

Coming back in a year for one of those means draining the pool a second time, which is money spent to undo a decision you already had the chance to make.

While the barrier and the equipment pad are exposed is also the moment to look at safety hardware honestly. Self-closing and self-latching gates, fence height, and whether the alarms and sensors on the doors leading to the yard actually work. Our home security systems guide covers how those contracts and devices are usually sold.

Draining a pool is not just a hose

There is a genuine hazard worth knowing about. In ground with a high water table, the water inside a pool is part of what holds the shell in place. Emptying it removes that counterweight while the pressure outside stays, and a shell can move.

That is what hydrostatic relief valves are for, and it is why draining is a procedure rather than an afternoon. Ask the contractor how they plan to handle groundwater at your specific site, and take a vague answer as information about the contractor.

Budget for it from year one

The most useful thing to do with this article has nothing to do with a quote. It is to accept that a plaster or aggregate interior has a life measured in years, and to set money aside for the replacement from the day the pool is finished.

Owners who do that treat a resurface as an expected maintenance event. Owners who do not treat it as a crisis, and a crisis is where people take the first quote rather than the right one.

The same logic runs through the whole ownership question. The shell price in a build contract is the smallest number in the project, and the deck, the barrier, the running cost and the resurfacing cycle are what actually decide affordability. That arithmetic is laid out in full in our inground pool cost guide.

When to wait

Not every worn surface needs replacing this season. A pool that is rough in one area, holding chemistry normally and sounding solid across the shell has time, and spending a season brushing it while you collect quotes properly costs nothing.

Stains alone are almost never a reason to resurface. Most respond to a treatment matched to the type of stain, and an acid wash can buy real years from a surface that has thinned but not failed, though it is a card you can only play so many times.

The honest test is whether the finish is still doing its two jobs: holding water and being pleasant to touch. Where it is, the money is better left in the account until the day it is not.

  • Roof Replacement

Roof replacement cost is set by the roof, not by the house underneath it. Pitch, squares, tear-off layers, decking condition and flashing decide the bid before anyone picks a shingle color, and those five are exactly what a thin quote leaves vague.

  • Inground Pools

Inground pool cost, as quoted, is the smallest number in the project. The shell is what the contract covers, and the deck, the fence, the water, the electrical work, the heater and the yearly running cost are what actually decide whether a pool fits the budget you had in mind.

  • Home Security

Home security systems are sold on equipment and paid for through monitoring, and the monitoring agreement is the part worth reading twice. The hardware is a one-time number you can see on the invoice, while the contract term, the rate after the promotional period and what happens when you move are the terms that decide the real cost.

  • Solar Panels

Solar panel installation cost is quoted two different ways, and only one of them lets you compare two companies. Ask every bidder for the system size in kilowatts and the gross price per watt before any incentive, because a total that has already had credits subtracted hides both the size and the markup.

  • Replacement Windows

Window replacement cost moves on three things: how many openings, what the frame is made of, and whether the crew is fitting an insert or doing a full-frame replacement. Energy efficient windows are the upsell inside every quote, and whether they pay for themselves depends on two numbers printed on a sticker rather than on anything in the brochure.

Frequently asked questions

How is pool resurfacing priced?

By interior surface area and by the finish you choose, with the demolition of the old surface as a separate driver. A quote should state the square footage it measured, the finish product by name, whether the waterline tile is being replaced, and whether the old surface is being chipped out or coated over. Two quotes that differ by a wide margin usually differ on the demolition line rather than on the finish.

How do I know the surface is actually finished?

Look for the failure modes rather than the appearance. Rough plaster that scrapes feet, exposed aggregate where the surface has eroded, spreading hollow spots that sound different when tapped, staining that returns within days of an acid treatment, and a rising chemical demand with no other explanation. Isolated chips and a few stains are maintenance. Those five together are a surface at the end of its life.

Can a pool be resurfaced over the old finish?

Sometimes, and only if the existing surface is sound and firmly attached. Applying a new coat over a delaminating one produces a failure on the same schedule as the layer beneath it. A contractor recommending that approach should be able to show you the sounding test that supports it. Where large hollow areas exist, chipping out is not an upsell, it is the job.

What does a vinyl-liner pool need instead?

A liner replacement rather than a resurface, and it is a different price and a different schedule. The liner is the waterproofing, so a tear, a shrinking liner pulling out of its track, or heavy fading and brittleness are the signals. Ask for the wall condition to be inspected while the liner is out, because that is the only time anyone can see it.

How long does a resurface take and what else should happen at the same time?

Plan for the pool to be out of service for a stretch of weeks rather than days, since demolition, application and curing each take their own time. Do the things that are only cheap while the water is out: waterline tile, main drain covers, light niches, returns and any deck work at the coping. Coming back next year to do one of them means draining the pool a second time.

Is a drained pool ever risky?

It can be. A pool with a high water table around it relies on the water inside to hold it in place, and hydrostatic pressure can move an empty shell. This is why relief valves exist and why draining is a job with a procedure rather than a hose. Ask the contractor how they intend to handle groundwater at your site before the pool is emptied.
