Decking is the honest unknown, because nobody can see the sheathing until the old roof is off. The right way to price it is a stated per-sheet rate written into the contract, never a vague allowance and never silence. A bid with no decking line is not the cheaper bid. It is the bid with a change order already inside it.

Flashing is where a cheap roof turns into an expensive ceiling. Sidewall, chimney, valley, step flashing and pipe boots either get replaced or get reused, and reused flashing is a leak with a date on it. Read each quote for the word new next to those items.

Two numbers are worth asking about on the product itself. UL 2218 grades impact resistance by dropping steel balls at a fixed height, and Class 4 is the top step. ASTM D7158 grades uplift, where Class D is ninety miles per hour and Class H is one hundred fifty.

A shingle can carry one of those ratings and not the other, and the cheaper impact-rated products are usually the ones giving up wind performance to get there. Both numbers sit on the manufacturer's data sheet, and any contractor can send you that page inside a minute. The one who will not is worth noticing.

Here is when not to buy. A roof in its middle years with no fractured mat, no creased tabs and a seal that still holds does not need replacing because somebody knocked after a storm. Granule scatter in the gutters after the first heavy rain on a newer roof is normal wear rather than damage.

A single split pipe boot is a repair, and the difference in price is not close. If the only evidence anyone offers is a photograph taken from the driveway, ask to see the marked test squares. A roofer who cannot produce them did not do the test.
